Sheridan Lakefront

CNM was contracted to provide multiple solutions for this lakefront property. The bluff was not stabilized prior to primary construction. Additionally, the original landscaper-designed retaining wall failed resulting in detrimental bluff movement. Furthermore, the existing seawall was eroding causing failure of the bluff toe.

The project includes two structural retaining walls set at 40′ depth, an extensive new drainage system, mass re-grading, and over 2,000 tons of armor stone forms the revetment to stabilize and protect the bluff toe. Once the bluff was stabilized, the focus shifted to improving the useability of the lakeshore, as well as designing and installing an extensive landscape plan. Amenities including custom stairs, a tram with decks and landings add to the functionality of the environment.

Lakewood Lakefront

Record high Lake Michigan water levels in 2020 contributed to the erosion of the property’s bluff toe. This erosion directly contributed to the initial slope movement breaking the underground drain connections. The resultant soil saturation caused a secondary failure of the bluff. The initial steps included drainage evaluation and repair while applying and obtaining revetment permits (being cognizant of the significant lead times required).

Deere Park Lakefront

CNM was consulted after a landscaper-designed bluff wall failed twice over a 10-year period. Those previous attempts did not include discovery of the underlying issues or include an adequate engineering plan to address the structural issues. An extensive evaluation revealed the drains passing under the wall were crushed, leading to soil erosion, and the impending failure of the improperly designed and constructed walls.

Lakewood on the Lake

CNM was contacted when the upper stone wall constructed by an unaffiliated landscaper failed, impacting the bluff’s stability. Further evaluation revealed additional failure issues at the bluff-toe. The bluff is stabilized by installation of a revetment, and a quarry stone breakwater offers additional protection to the shoreline and beach. The bluff is further improved with new timber walls, stairs and pavers, along with the installation of custom railings.

Glen Oak Lakefront

CNM was contacted when an unaffiliated landscaper-constructed wall failed and began to undermine the stability of the property and home. A two-tiered engineered wall system was designed and installed to stabilize the area and the existing house. Native plantings provide additional soil stability and custom railings offer security surrounding the upper-tier patio. CNM also provided a “facelift” for the property including landscaping, exterior repair, and a new driveway.

Mary Lakefront

CNM was contacted during the revetment construction to complete the perched beach, deck, and patios.

The project extended to include rebuilding of the stairs, complete with customized steel fabrication of hand and guard rails, landings, and installation of a tram to the beach. Once the hardscape and shore protection were complete, a native planting plan was introduced to beautify and help stabilize the soil and reduce further erosion. A maintenance plan ensures proper functioning and beauty!
